Interface, Royal Wotton Bassett

We are pleased to have acted for a Fund managed by Mayfair Investment Capital Ltd in the acquisition of an office investment in Wotton Bassett, near Swindon and Junction 16 of the M4.

Interface House was constructed in 1988, initially occupied by St Ivel and more recently by Dolby Systems. Having vacated, Dolby agreed to sell the building to Swindon Silicon Systems Ltd, a subsidiary of Schrader Electronics Ltd. The building comprises 34,690 sq ft with 296 parking spaces on a generous site of 3.4 acres, leaving scope in the future to extend.

Schrader are market leaders in the design and manufacture of integrated circuits for the automotive, medical and communications sectors. Car electronics is a fast growing sector, in part because by 2015 all passenger vehicles manufactured in Europe must be fitted with a tyre pressure monitoring system and Schrader are a leader in this field. Those of you who are cyclists will be familiar with the valves on your tyres!

Our clients acquired Interface House in return for the tenant taking a new lease at a rent of £11.00 per sq ft. As part of the transaction the tenant has also refurbished the building and undertaken a comprehensive fit out.
